POSITION SUMMARY:  The Project Finance department works across various development company projects, creating the development's financial structure, managing the financial and legal aspects of the financial closing, and overseeing the conversion process upon project completion and stabilization.  The Director of Finance's role is to oversee a team of finance managers that maintain a portfolio of development projects, working closely with the Chief Operating Officer, Managing Directors and President on overall development financial strategy and overseeing the financial performance of all development company projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES FOR EACH PROJECT:

  • Drive the financial planning of all development company projects from concept to turnover using triple bottom line oriented metrics (profit, social, environmental)
  • Maintain real time understanding of the financial condition of all projects through the use of both human and technological intelligence
  • Develop and implement both company-wide and project specific finance strategy raising necessary public and private capital to ensure project success
  • Maintain and grow private, public and philanthropic financial relationships
  • Oversee Finance Managers in their establishment and maintain project-specific financial models, both internal and external
  • Maintain relationships with outside legal counsel and financial advisors
  • Be a leader in both internal and external relationships, and in the funding programs primarily used to fund our developments

KNOWLEDGE, SKILLS AND ABILITIES:

  • Proven track record in leading both people and process
  • Exceptional modeling and financial analysis skills in real estate
  • Extensive understanding of IRC Section 42 and myriad local, state and federal funding programs for housing and community development
  • Outstanding attention to detail with awareness of impacts to development and Company
  • Strong ability to operate in a matrixed organization, with both team and project variations
  • Passion for urban development, problem solving to achieve transformative and sustainable results
  • Broad understanding of technology and software applications

EDUCATION AND/OR EXPERIENCE:

  • Bachelor's Degree in real estate development, economics, finance or related field
  • 15+ years' experience in real estate transaction environment (developer, investor, lender, etc.) with preferred experience working in development companies that specialize in affordable and mixed-income housing
  • MBA or advanced degree in business, law or real estate preferred

WORKING ENVIRONMENT:

 Work will be primarily based in company headquarters (St. Louis), with periodic national travel to development locations as needed for meetings, closings and significant project events.
