The Senior Vice President works closely with the firm's executive leadership and senior management, internal design, construction, finance and legal teams as well as with community stakeholders, external consultants, private sector financial partners and public sector agencies, to visualize and complete new housing and mixed-use development projects.  

This position leads the execution of a number of complex real estate development projects from initial conception through construction, to rent-up and stabilized occupancy or sale. This responsibility is carried out utilizing third party consultants, and working with local and state governmental agencies and community partners for successful implementation of the firm's real estate development projects. The position supervises internal staff with experience in design and construction, finance, legal, and property management. 

The Senior Vice President will, as appropriate, lead and coach assigned project managers who are themselves responsible for multiple projects.  

Success in this position will be measured by the quality, pace and financial performance of the development portfolio for which the Senior Vice President is responsible, as well as the effectiveness, growth and professional well being of the development staff reporting to him or her. 

Essential duties and responsibilities include: 

  • Act as owner's representative on all real estate transaction matters including ensuring proper legal documentation.
  • Prepare and develop initial underwriting analysis, due diligence, initial assessments, etc. of any properties the team has identified.
  • Lead/assist in negotiations and administration of any purchase and sale agreements, as needed.
  • Review project proposals to test and determine project feasibility through the coordination of physical and financial due diligence activities.
  • Lead project teams and facilitate resolution of key development issues during all phases of the process.
  • Lead/support the entitlement process, including representation at hearings and neighborhood meetings. Interfaces and works closely with attorneys, planners, architects, engineers and other consultants, and local officials.
  • Process and obtain the building permits.
  • Maintain control of the details and timeline of projects under his/her purview.
  • Participate as part of the team in design conceptualization and programming. Coordinate and interact with the design team and the construction team to ensure a smooth handoff in a timely manner.
  • Hire and manage consultants for the development team, as appropriate.
  • Prepare and oversee the development schedule, project proformas and budgets and communicate all budget and schedule revisions.
  • Monitor progress of development consultants, including architects and landscape architects, engineers, etc., and progress of construction relative to budget requirements and schedule.
  • Maintain client and stakeholder relationships and resolve conflicts between parties.
  • Coordinate project close-out and transition to property management.
  • Actively support new business development efforts.
  • Train, mentor and supervise assigned project managers.
  • Travel as required to multi-site and multi-state locations (both in-state and out-of-state).

Candidate Qualifications/Experience

Education: The successful candidate should have a strong academic background with a college degree preferably in Architecture, Real Estate or Business. A graduate degree in similar areas is a plus. 

Experience: A minimum of six years of experience in real estate development working on large-scale residential development projects is required. Experience in affordable housing, mixed income, and mixed use development, using various tax credit programs is a plus. 

Specifically, candidates for this position should possess the following career experience/skills: 

  • Significant multifamily development experience in urban infill locations.
  • Prior responsibility for handling the development process from site control through entitlement, design, construction, and turnover to property management. The ideal candidate will have taken several complex multifamily projects through the entire development process.
  • Significant experience in the project entitlement process.
  • Active direction of and participation in community outreach programs, building relationships with civic and political leaders/influencers, experience as community liaison to build awareness and support for proposed development projects.
  • Demonstrated skills in completing project proformas and analyzing potential projects. Should have both an intuitive and a detailed sense of the dynamics, risks, and structured financings of each transaction.
  • Demonstrated leadership and managing a multi-disciplinary team of internal staff including design and construction, legal, finance, property management. Experienced manager of internal and external teams on development projects.
  • Accomplished manager and mentor of development project managers.
  • "Owns" the development process, while working collaboratively and proactively throughout the process with numerous other internal teams both in the region and headquarters.  

Personal Skills and Attributes: 

  • Demonstrated strong problem-solving skills and quantitative abilities.
  • Strong oral and written communicator. At ease speaking with large and small groups of all kinds.
  • Demonstrated ability to work collaboratively within a matrixed team environment.
  • Excellent project implementation, organizational and planning skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines. Has experience managing multiple projects successfully through constantly changing priorities.
