Position Summary:

Under the leadership of the Area Manager, the Integrated Pest Management (IPM) Coordinator will work closely with the IPM team consisting of the Property Managers, Regional Maintenance Director, Director of Engineering, SLHA staff, Residents and Pest Management Professional (PMP) to implement the IPM Plan at each SLHA owned community managed by McCormack Baron Management, Inc. The coordinator makes sure all members of the IPM team are working together to achieve the goals of the IPM plan. The IPM coordinator will be the primary contact for all matters related to pest control and will act as a liaison between the residents, staff, and the PMP.

Job Responsibilities:

The IPM coordinator has the following responsibilities:

  • Serve as the primary contact for the PMP in regards to: 
    • communication of any pest problems;
    • communicating the PMP's recommendations related to maintenance, housekeeping, and sanitation; and
    • ensuring that pest management practices carried out by the PMP are consistent with the contract and any applicable policies
  • Maintain records of all pest sightings by staff, visitors, and residents in the IPM log.
  • Maintain written records of all pesticide applications.
  • Allocate time and resources to focus areas 'where an infestation is active' until the problems are solved.
  • Serve as a contact person to members of the community interested in pest management practices.
  • Evaluate the IPM program using the IPM log and service records on a regular basis, and analyze it for successes and ways to make improvements. Will be required to submit written reports to the Area Manager.
  • Write and update the site IPM Plan (with assistance from the Area Manager and Director of Engineering).
  • Keep up to date on the current pest management practices and guidelines.
  • Assist the IPM team with planning and scheduling of IPM services.
  • Provides advance notice to tenants of scheduled services to be performed via dissemination of flyers or other appropriate means of communication.
  • Notifies and/or demonstrates to tenants their responsibilities to clean and prepare for the IPM services.
  • Must be willing to identify behaviors of the tenants contributing to pest problems and provide training through verbal communication and written literature to improve the infestation over time. Identify and report to the Manager all tenant behaviors contributing to the pest infestation.
  • Coordinates and oversees access to units.
  • Responds to tenant inquiries about services to be performed. Describes to tenants basic pests and their behaviors to help empower residents to join the IPM team and do their part to eliminate pests in their homes.
  • Notifies the Property Manager of potential problems that may hinder access to units or the progress of the focus units (apartments identified as having pest(s) infestations or conditions conducive to support pests).
  • Must become knowledgeable about IPM contract specifications and scope of services to be performed by the PMP and responsibilities of the other members of the IPM team.
  • Monitors services provided by the PMP in apartments, common areas, shops, utility rooms and offices and reports any issues to the Area Manager.
  • Identify and report maintenance problems contributing to pest populations to the Regional Maintenance Director for repair.
  • Performs other related duties as required.

 MINIMUM Qualifications:

  • Several years of experience (approximately 3-5 years) working in conjunction with public housing organizations are preferred.
  • Education: A high school diploma or GED is required.
  • It is essential to have the ability to interface with tenants as well as SLHA staff and maintain confidentiality.
  • Good organizational capabilities and the ability to work with a minimum of supervision are also required.
  • Excellent written and verbal communication skills are essential
  • Computer skills with training and experience with Microsoft Word and Excel programs are essential. Experience using Smartsheet is preferred.
  • Must have attended the National Center for Healthy Housing training, "IPM in Multi-family Housing", or become scheduled to attend within the first month of employment.

 Work Conditions:

  • The typical office hours are 8:00 a.m. to 5:00 p.m.
  • Must be available to attend meetings with the IPM team during regular working hours and evenings if requested by the Manager.
  • Travel for this position is limited to the city of St. Louis. Use of a personal vehicle is required to visit multiple property locations.
  • Ability to speak English to communicate with customers, team members, vendors, etc.
